A: While we are particularly committed to persons with Special Needs, we welcome everyone – Students, Veterans, Senior Citizens – just to mention a few. “All-Inclusive Collective Housing” is for anyone who enjoys sharing the comforts of a home with other like-minded individuals.

Q: Where are the 
rentals located?

A: Wherever they are needed, as we respond to the requests of Social Services client advocates. Most properties will be centrally located, and near a post office, grocery store, coffee shops and restaurants – we own homes all over, therefore we’re sure that you are going to find a home in an area in which you are going to enjoy living… and if we do not as yet have one, then we’ll be your concierge and go out and get it!

Property Amenities, and Activities

We will work closely with our Social Worker partners to develop our homes in the areas where they are most needed, and select properties that are easily accessible to shopping, entertainment, recreation facilities, and places of worship. And, in those cases where public transportation is not closely available, we plan to subsidize the cab fares to get to the amenities, or to the public transport point serving the area, whichever is closest.

To encourage the camaraderie and social support which are important features of our group homes, at least once per month Company Management will host an event to bring our residents together – 8 Sunday brunches for the residents only, and 4 quarterly get-togethers where the residents will be able to invite some family, relatives, friends, and supporters.

Green, Health, Wellness, and Security Features

All Halcyon Tomorrows homes will be “green” and “smart”, and every effort will be made to provide for the health and wellness of our residents.
We start with an energy audit of each property to identify and improve those areas where our energy use and carbon footprint can be reduced – insulation, lighting, equipment, appliances, and usage. We’ll then install a solar energy system with battery storage sufficient to make the home grid independent, so our residents don’t have to be inconvenienced during even medium-term power grid failures for any reason. 


All water use fixtures will be upgraded to be as efficient as possible, and water for drinking and cooking filtered to remove all common contaminants, any waterborne pathogens, PFAS, PFOS, nanoplastics, and any other substances that could impact their health. There will be no need for any resident to incur the cost of purchasing bottled water.
All microwaveable containers will be glass or ceramic to reduce the risk of ingesting nanoplastics.

An air purifier integrated into the HVAC system will protect our residents from any air-borne pollutants – an important feature, as persons afflicted with Down syndrome can be susceptible to respiratory infections.
Property and occupant security is provided by an AI-assisted, neural-learning, electronic sentry system, with facial and gait recognition capabilities, and a very rapid alert time, surveilling the interior common areas and ground-level exterior of the properties. Importantly, this incredibly powerful tool allows us to operate proactively rather than reactively, as the AI communicates anomalies and other suspicious activity to our security team before an incident occurs. Additionally, as the system continuously learns, it removes the guesswork out of daily tasks, and reduces human error and the number of alerts, thereby increasing its reliability. This will not only protect our residents in the event of accidents – falls, and medical events – but also from undesirable inter-resident acts such as theft, unauthorized room entry, and physical interactions.

We plan to purchase at least 2 properties every 6 – 8 weeks (as soon as our previous purchases are completed and leased out) in locations where there is strong demand for group homes, as advised by our Social Worker partners.

Our target properties are larger 1 – 4 Family Homes with 5+ Bedrooms, in ready-to-move-in condition, which have been on the market for at least 100 days. The bedroom count is important for the financial viability of the project, and the “days on market” should be indicative of reduced buyer competition.

On finding a suitable property we will submit an Offer to Purchase with 18-month, 90% Seller Financing (by an AITD/Wrap-around mortgage). The AITD/Wrap-around mortgage is important to us as it will determine our “time on Deed”, and how quickly we’ll be able to refinance the fully leased-out home, and cash out the Seller.


If acceptable to the Seller, we’ll ask for the listing to be changed to “Contract Pending” for 21 days, during which time we’ll conduct our “property due diligence” (Home Inspection and Property Appraisal), consult with our Social Worker partners on acceptable room rental rates for the group home, get repair/upgrade estimates for any needed property improvements, complete a financial feasibility analysis for the proposed group home, and, with Seller approval, begin marketing the rooms on a “coming soon” basis.

At the end of the “Contract Pending” period, we’ll negotiate and execute the Purchase and Sale Agreement, with a Downpayment “lock in” date after 10 days, and the closing set for 60 days hence. Our Purchase Price will be the Fair Market Value of the home, as determined by the Property Appraisal + 4.5%, where 3.0% is a Seller Financing Premium and 1.5% is a premium for the transaction and terms timeline. We request a slighter longer period to close as the Lender willing to fund the downpayment, closing costs, and property preparation loan will be taking a 2nd lien position behind the Seller Financing, and the due diligence and processing times for 2nd lien mortgages are typically longer. 

We are quite open to the Seller continuing to market and entertain offers for the property during our purchasing process as we’re fairly confident that the Seller is unlikely to receive an offer superior to ours.


Once the home is fully leased out and the Deed acceptably “seasoned” (6 months – 12 months depending on Lender) the property will be refinanced to pay off the Seller and the 2nd lien. 

Project Funding

The development of each property is effectively an independent sub-project, and will have 3 funding phases.

The first phase is raising the seed-money to get the property under contract, and pay for the various pre-purchase inspections, and other specialist inputs. This is a modest amount for a very high-value social enterprise with a strong environmental profile ($7,000 – $10,000) and we plan to raise it via community crowdfunding. Then there’s the funding for the down-payment, settlement/closing costs, and the set-up costs to prepare the home for the “all inclusive” accommodation of our residents. We expect to acquire most of our homes with short-term (8 months – 14 months) “Owner Financing” and to raise our downpayment, closing costs and property prep from “Debt Crowdfunding” – where one or several lenders contribute to the raise in return for a return on their loan within a certain term – private lending, or a combination of both. As mentioned above, we plan to borrow this second set of funding for 8 months – 14 months (depending on the “seasoning time” on Deed required by our third phase Lenders) and are prepared to pay interest at the Prime Rate plus 3% – 3.5%, or whatever rate is dictated by the current market conditions. 


The third funding/borrowing phase will be a “Cash-out Refinance”, and will occur when a property is fully leased out and our “time on Deed” appropriately seasoned. This final funding will allow us to pay off the Owner Financing, the downpayment and set-up loan, get a fixed, long-term mortgage for the property, and have funds for the Company’s ongoing acquisitions and operations.

The Story of Alcyone and Ceyx in Greek Mythology – The Origin of Halcyon Days

Displaying Pride to the Gods:

The beautiful Alcyone was Aeolus’ daughter, the wind god of the Greeks, and her mother is said to be either Aegiale or Enarete. Alcyone was the devoted spouse of the King of Trachis, Ceyx, in central Greece. Ceyx was a peaceful and just ruler. The couple was greatly admired by mortals and gods alike for their immense physical beauty and the great love they showed for each other.

Their love for each other was so known that even gods peeped into their privacy. Unfortunately, Alcyone and Ceyx enjoyed their marriage to the point of having pet names for each other, Zeus and Hera, and this, did not go well with the gods, who saw it as audacity. Therefore, Zeus waited for an opportune moment to punish the arrogant duo who dared to compare themselves to the gods.

Meanwhile, Ceyx was mourning the death of his brother and was deeply troubled by some warning signs he had seen. So, he decided to go to Delphi in Ionia to consult the oracle Apollo. Alcyone, who was terribly afraid of the sea, tried to discourage him from traveling through the treacherous seas for the consultation. She reminded him of the winds’ fury, which even the god of the winds was sometimes unable to control, but, despite all the cries of his beloved Alcyone, he chose to sail there. So, she then pressured her husband to take her with him, but Ceyx was adamant that he wouldn’t put his wife’s life in unnecessary danger. As the ship carrying Ceyx moved away from the harbor, Alcyone watched with an eerie feeling.


Punishment for Blasphemy:
The chief god, Zeus, saw the journey as a suitable time to punish Ceyx and Alcyone for their blasphemy, and he tossed a thunderbolt that initiated a furious hurricane surrounding the ship, and it began to sink. When Ceyx realized death was inevitable, he asked Poseidon (the sea god) to bring his body be taken ashore to his wife’s arms so that she could perform the final rites. As he gasped his last breath, Esophorous, his father, watched helplessly, covering his face with clouds, powerless to rescue his beloved son.

Alcyone patiently waited for Ceyx for a long time, continually praying to the gods, especially the queen of gods, Hera, to bring Ceyx home safely. Hera sent the goddess of the rainbow, Iris, to seek Hypnos, the sleep god, and comforter of the distressed. In turn, Hypnos sent his son Morpheus on a mission to gently inform Acyone of Ceyx’s passing, as he was an expert in forming visions.

Morpheus created a specter of Ceyx for Alcyone revealing about the shipwreck and his subsequent death, upon which Alcyone dashed to the seashore and discovered Ceyx’s body. Alcyone performed the final rites, then threw herself into the dark waves, determined to join Ceyx as she could not bear living without him.

Alcyone’s amazing love and devotion, touched the Olympus gods and they decided to save her, and, to atone for his extreme action, Zeus transformed Cyex and Alcyone into kingfisher birds, so the two could live and be together.

The Myth Of The Halcyon Days:
But even in Greek mythology life was not always easy. Zeus ordered that Alcyone would lay her eggs only in winter. Having her nest near the shore, close by the spot where she found the body of Ceyx, the stormy waves kept sweeping away her eggs.

Crying and praying endlessly, Alcyone finally managed to touch Zeus’s heart. Encouraged by the other Gods as well, Zeus decided to give her 14 days of good and calm weather in the middle of winter.

So those two kingfisher birds, or Halcyon birds as they are also known, were able to keep their eggs safe every winter during the period that came seven days before and seven days after winter solstice. During these days Halcyon’s father would keep the winds calm on the sea. So, halcyon days are a period that signifies calm and peace.

Halcyon days was crafted from this myth, and are still celebrated in Greece, in memory of Alcyone and her sacrifice. Practically, Halcyon days appear in mid-January and do not last for more than a week or ten days maximum.

About Us

Halcyon Tomorrows 1, LLC. is a new, small, rather eclectic group of REI/Entrepreneurs that is bound together by similar personal, interpersonal and business philosophies. Together, we have almost six decades of relevant real estate experience with a heavy concentration on Bank Negotiations, Loan Modifications, Short Sales, Flips (buy/sell, buy/rehab/sell), and Lease-Options. Our existing members live and work in FL, IL, IN, NY, PA, TN and VA, and while we are open to good real estate opportunities almost anywhere in the country, we intuitively focus on projects in the proximity of our home-bases. Because of the materials and labor difficulties now plaguing the construction sector we are currently focusing on acquiring single-family and small multi-family properties, in safe, convenient locations, which do not require much rehab, and can be readily converted to environmentally friendly, secure, power-grid independent homes for our Special Needs clients.

Mike got into the real estate business during the 2005 – 2010 housing market crash, by helping distressed homeowners negotiate resolutions to their debt with their lenders, and stayed in that field for the better part of the next decade, before moving to buying properties to hold for rental income. Now, with the current business of acquiring properties to convert into environmentally friendly housing for the needy but underserved Special Needs community, in addition to it being a financially sound and timely business model, he is able to make both and environmental and a social contribution – two goals which are very important to him.

Kimberley “MJ” Mitchell-James

MJ’s interest in and involvement with real estate was born during her 2nd year in the USAAF, when, courtesy of the excellent terms of her military benefits and the VA Loan Program, she bought her first home near her then duty station at Peterson AFB, in Colorado Springs, CO. Two years later when she was reassigned to San Antonio, TX, she was able to Lease Option that home and purchase another near her new duty station. 

And, her interest in R/E was increased when just 11 months later her expected 3-year tour was shortened by a new posting to Langley AFB, Virginia, and, instead of having to take $11K to closing, just to sell the property, she was able to find a buyer in less than a month, come home from the closing with $9K+, and an arrangement to collect cash flow every month until the Buyers would pay off her mortgage, when she would get another “lump sum” of money. 

As she approaches the end of her graduate studies in Environmental Policy, in the Special Needs Housing Program of Halcyon Tomorrows, MJ sees an opportunity to combine the construction and property management skills she acquired during her Air Force career as a Medical Equipment Specialist, with her environmental training, her appreciation of the real estate challenges that VA loan borrowers can face, and use it to help her military brothers and sisters both during and after their tours of duty, while also helping to mitigate climate change.

Elaine has 30+ years as a Licensed Architect and LEED/sustainable design Accredited Professional. Her expertise is in the designing and planning of assisted living and multi-family housing, as well as healthcare, restaurant and hospitality facilities. She and has owned her own architectural consulting firm since 2008.
Starting with a multi-family property, she began investing in RE in 1999 and has added to her portfolio over the years. More recently, since 2015, she has added lending for non-owner occupied buildings to her resume’, and now helps Real Estate Investors connect with funding for their fix and flips, buy and hold/rentals and new construction.
